Most people call MJ Building Bio about one thing. A smell they cannot find. A water stain on the ceiling. A mould patch in the bathroom. But one thing is rarely the whole story.

Every MJ Building Bio assessment covers the whole property. Not because it sounds more thorough, but because anything less risks missing what matters most. Spending thousands remediating one area, only to discover another area is worse, costs far more than knowing the full picture from the start.

The only exception is insurance-specific assessments, where the scope is defined by the claim. In every other context, MJ Building Bio does not offer partial assessments. It is not how good work gets done.

Every assessment concludes with a written action plan tailored to your specific situation. Where appropriate, Marijana will include practical guidance for what you can manage yourself. The goal is always to give you the most useful path forward.

Mould and indoor air quality assessment

For homeowners and renters

Before Marijana arrives, every client receives a detailed pre-assessment questionnaire covering the building's construction, age, ventilation systems, housekeeping habits, water damage history, occupant health, and lifestyle. By the time she walks through the door, she already has a forensic picture of the home, with ideas of where to look.

On site, Marijana conducts a thorough inspection of the entire property. This includes psychrometric air testing, mould air and surface sampling, thermal imaging of ceilings, a full external inspection for moisture ingress risks, a review of subfloor spaces from accessible entry points, and moisture mapping of all high-risk areas throughout the home.

She looks under carpets, behind blinds, inside return air vents, and at every single thing that could affect the mould ecology of the home. Not just the area the client called about. Everything.

Water damage assessment

For homeowners and property managers

Water damage is rarely limited to what is visible. By the time water staining appears on a ceiling or wall, moisture has typically been present in building cavities for some time. The real question is not where the water went. It is how far it travelled and what it left behind.

MJ Building Bio water damage assessments use moisture mapping, psychrometric measurements, and thermal imaging to establish the true extent of water ingress. Every affected area is documented and classified in accordance with AS-IICRC S500:2025 (Australian Standard for Professional Water Damage Restoration).

Insurance assessments and disputes

For policyholders, insurers, and loss adjusters

When water damage happens, your insurer appoints an assessor. That assessor is there to answer the questions your insurer needs answered. Marijana is there to answer yours.

Most policyholders do not understand what best practice inspection and remediation looks like under AS-IICRC S500:2025 and AS-IICRC S520:2025 (Australian Standards for Professional Water Damage Restoration and Mould Remediation). Marijana changes that. You leave informed, not overwhelmed.

MJ Building Bio also works directly with insurers and loss adjusters who require an independent assessment with no reason to reach any particular conclusion.

Post-remediation verification (PRV)

For homeowners, insurers, and loss adjusters

Before any rebuild or reinstatement begins, post-remediation verification confirms that remediation work has been completed to the standard required under AS-IICRC S520:2025 (Australian Standard for Professional Mould Remediation).

Under AS-IICRC S520:2025, PRV should be performed by an IEP (Indoor Environmental Professional) with no connection to the remediator. If the IEP performing the PRV is not independent from the remediator, this must be disclosed in writing to the client as a formal deviation from the standard.

MJ Building Bio has no relationship with any remediator and no reason to reach any particular conclusion.

Unexplained illness and indoor air quality assessment

For individuals and families with no clear diagnosis

If you or members of your household have been unwell for an extended period and no clear medical cause has been identified, your home may be a contributing factor. Mould is the most common culprit, but a building biology assessment looks beyond mould to consider the full range of environmental factors.

The pre-assessment questionnaire gathers detailed information about the health of all occupants, the history of the building, and the lifestyle and habits of those living in it. This context is essential. The same building can present very differently depending on who lives in it and how.

Office and workplace assessments

For business owners, employers, and facility managers

Unexplained staff illness, persistent odours, or a history of water damage in a commercial space carries the same risks as in a home. Mould does not discriminate between residential and commercial buildings.

MJ Building Bio assesses small to medium offices and commercial spaces with the same forensic thoroughness applied to every residential assessment. If something is affecting the health of the people who work in your building, it deserves the same attention as something affecting the people who live in one.

Concrete slab moisture testing

A specialist service for specific situations

In cases where elevated moisture is suspected in a concrete slab and the cause is unclear, in-situ concrete moisture testing provides an accurate measurement of actual moisture content within the slab itself rather than at its surface.

This is a specialist service recommended only in specific circumstances. It is not a standard component of every assessment. Marijana will advise whether this level of testing is warranted.

Mould and contents review

For homeowners and renters with mould-affected belongings

Every standard assessment includes general observations about contents. However, a dedicated contents review is warranted when a client is moving out of a mould-affected property, when contents have undergone treatment and independent verification is needed, or when the volume or value of affected contents justifies a thorough separate assessment.

Whether this is conducted as a standalone service or alongside a broader property assessment will be discussed and agreed with the client in advance.

Methamphetamine and clandestine activity testing

For homeowners and renters with concerns about previous occupants

Methamphetamine contamination is an indoor air quality issue. Residue from use or production can remain in a property long after the activity has ceased. The health effects of exposure can be significant, particularly for children.

Concern about previous occupant activity is more common than most people realise. Sometimes it is unexplained health symptoms. Sometimes it is a change in a child's behaviour. Sometimes it is a reasonable suspicion based on the history of the property.
